Default Why I've been AWOL...

...I bought a house.

Well, my wife and I did. And she did all the hard parts.

So I'm still without internet until the DSL thingie arrives in the mail, so until then, I am limited to ducking in here at work.

Send me a PM if you would like to see the link with my house's details (hurry, I assume the realtor will be taking it down very soon as we've already settled and moved in and whatnot).

(It contains my address, which I don't want to publicly broadcast, and being at work I am reluctant to start extracting and attaching a bunch of pics...)

Congrats Kevin... be sure to read House Inspector's report in detail and make sure Inspector signs it before closing... any problem with house later will involve this report and you'll reuse the Inspection time and again...

I don't think you'll need a note to get back in. Good news about the house and good advice about reading everything before closing on it. Hope you had a lawyer working with you on the contracts. They save a lot of hassles later.

Congrats! Owning a house is the American dream. I personally am looking to avoid rental properties that serve to make the landlord rich while I pay a thousand a month and have nothing to show for it in the end.

Thanks everyone...It's been a process. We actually closed last Friday and moved in last Saturday.

I submit that I had the most ridiculous, unreasonable, acrimonious seller EVER! ...I'll try to keep it brief and readable:

1. We offer full asking price with no settlement help.
2. They accept.
3. We get the inspection done.
4. Home Inspection reveals no major safety or structural problems, but a lot of "medium" problems so to speak, and fixing all of them would cost several thousand dollars.
5. Our post-inspection offer asks seller to make/pay for about half of the repairs, we would handle the rest.
6. Seller counteroffers $300 post-settlement for repairs (a piddly, slap-in-the-face amount), says they can't do anymore because they are broke...they just bought a new kitchen.
7. We are disgusted but don't want to walk away....we still love the house and already gave our apartment landlord notice (with a month overlap, but still...) , put $1200 into it already for various fees (see below) My wife and I decide we will still buy if that's all we can get, but ask our attorney to keep that to herself and get as much as she can out of the seller.
8. Our attorney discovers a) Seller has two mortgages on house she is selling us and a third on the one she just bought. b) Seller never got permits to convert garage into family room and a small third bedroom.
9. Seller states she didn't need permits.
10. We prove that she did.
11. Seller scambles to get open and close a permit for the addition.
12. Seller opens and closes a permit, but county will not allow her to call it a three bedroom home because the new, third bedroom has windows that do not meet egress requirements. No more permit issues, but now it's officially a two-bedroom home with den, not a three bedroom home.
13. Attorney tells us that since all negotiation, proceedings, etc were for a three bedroom house, and we aren't getting a three bedroom house, not only can we walk away, but we have some legal recourse to recoup inspections costs, appraisal costs, etc that cost us that $1,200 that we normally couldn't recoup.
14. We tell our attorney to ask the seller for $1,000 more, or else we will walk away and we will undergo legal proceedings to get our money back.
15. Seller balks at this, saying she will walk away herself and relist the house.
16. Seller's realtor says, "Wait. There's litigation issues here with the bedroom discrepancy, isn't there?"
17. Our attorney tells him there is, and they will be persued.
18. Realtor says, "Okay, then just take the extra thousand out of my commission." We buy the house.

I'm always amazed at how difficult people can be when they're the one needing to sell something which with 3 mortgages laying around, she needed to sell....
